  • Make yourself at home and enjoy your stay.
  • House rules ensure your stay is enjoyable because the previous guests followed the rules.  They also ensure the hosts continue to provide a satisfying experience for you.
  • You, as the person who has booked the reservation, will be required to check in. You are required to reside at the property for the duration of the stay. If you do plan on staying, please contact us immediately with further details.
  • You are responsible for all members of your reservation, in addition to anyone who may be invited or allowed on the premises by you or any member of your reservation. The guest count on your booking should reflect the number of guests in your group. Unless previously approved by us, no other overnight guests are allowed.
  • A maximum of six (6) occupants is permitted to occupy this property at any time
    Undeclared guests over six (6) guests will be subject to an additional charge of $40 per guest and at the host’s discretion, your booking is subject to cancellation if this policy is violated.
  • Please take a moment to check the home for cleanliness, appropriate number of towels per person with additional towels and linens located in the bathroom vanity cabinets.
  • If you have a concern about any aspect of the property, amenities, cleanliness, or otherwise, you are authorizing and granting us unrestricted access and permission to enter the property and address the issue.

PARKING

  • Please do NOT park on grass in the front yard.
  • Parking is not permitted in the backyard.
  • Guests and visitors should comply with the parking regulations and requirements when parking on the street and must show consideration for other vehicles in the neighborhood.
  • Guests park their vehicles at their own risk.
  • The Host is not responsible for any damage, loss, or injury to vehicles or their contents while parked on or near the property. This includes, but is not limited to, damage caused by fallen trees, tree limbs, branches, debris, or other natural events—whether or not caused by a storm or considered an “Act of God.” By parking on the property, Guests agrees to release and hold the Host harmless from all claims, damages, or expenses related to vehicle damage. Guests also agree to seek any reimbursement for vehicle repairs or losses directly through their own auto insurance provider, not from the Host. The Primary Guest further acknowledges and agrees that they have informed all other Guests also staying at the property of this Indemnification and that all Guests are bound by its terms.
  • Please be mindful of 4-way stop signs with traffic cameras when driving around the area. Remember to come to a complete stop and count to 3 before proceeding to avoid a ticket (snaps a photo and mails you the ticket).

SMOKE-FREE PROPERTY
There is absolutely no smoking or vaping (tobacco, marijuana) allowed anywhere inside the house. Please close all doors and only SMOKE OUTSIDE. Discard cigarette butts in trash. There will be a $250 additional cleaning fee if you smoke anywhere inside the house.

PARTIES/EVENTS ARE NOT PERMITTED
Please remember we do not permit parties of any type at this house. Failure to abide by this rule will result in immediate cancellation of your booking, forfeiting all monies, any remaining nights on your reservation, and removal from the property.

ILLEGAL ACTIVITIES
Do not engage in any illegal activities on this property. This includes drugs, illegal internet activity, underage drinking, escort services, and other illegal activities. Any guests found to be in violation will result in immediate cancellation of your booking, forfeiting all monies, any remaining nights on your reservation, and removal from the property by local law enforcement.

QUIET TIME
Out of respect for our neighbors, we ask that all guests limit noise between the hours of 10PM and 8AM. Outside of these hours, we ask that guests keep noise to a reasonable level and do not pose a nuisance or disturbance to neighbors. Guests who do not adhere to this policy may be asked to leave, without a refund, forfeiting any remaining nights on their reservation.

ADDITITIONAL ITEMS

  • To keep your belongings safe and secure, please remember to close and lock all doors and windows before leaving the property.
  • Please supervise your pets while outside of the property and remember to pick up after them.
  • Please feel free to use the front patio and back floating deck for your enjoyment. Chairs and table are in the utility room adjacent to the kitchen.
  • If you bring your own BBQ grill, please cook outside on the backyard deck. Please do NOT BBQ on front patio or under carport.
  • If you have small children, please supervise them when outside and do not allow them to draw or write on the wooden deck floors, front walkway, or driveway.
  • Guests accept full responsibility for using the highchair or portable baby crib, if available. Children should always be supervised and never left unattended. Any modifications or alterations to either the highchair or portable baby crib may compromise its safety and should not be made. Failure to follow these guidelines may result in injury or harm to the child.
  • No eating or drinking in bedrooms. Please enjoy meals in the kitchen, dining and living room areas.
  • We offer complimentary regular coffee, tea, creamer, sugar, and sweetener with our coffee station located in the kitchen area.
  • A washer and dryer are provided for your convenience. We are not responsible for any clothing damaged or left in either the washer or dryer at any time during or after you check out.
  • Dispose of the garbage in the container located at the end of the driveway.
  • No candles or open flames. Please do not light any candles or burn any open flames on the property. If there is a loss of electricity in the area, there are flashlights located under the kitchen and bathroom sink.
    •You agree to comply with all the terms of your stay and community policies.

CHECK-OUT: 10:00 am

We don’t ask for much since we have housekeeping cleaning the property and preparing for our next guest.  Here are a few reminders and a very small to-do list before you depart. Your cooperation would be greatly appreciated.
• Towels – Place used towels on top of washing machine or in hamper provided in laundry room.
• Trash – Check and remove food from the fridge and microwave along with any other trash. Please bag all trash and place it in trash bin located curbside in front of house.  Please no loose trash. Otherwise, the city will not pick up. PLEASE LEAVE CONTAINER CURBSIDE. Pickup is only once per week. If you move it back to the house and trash pickup is missed, you will be subject to a $35 charge for an additional pickup. Any personal belongings left behind in the property may be considered abandoned and subject to a $50 removal fee.
• BBQ Grill – If you brought one, please take it with you. Leaving it at the property is subject to a $75 removal fee.
• Thermostat – The WIFI thermostat is managed remotely. No further action is required at time of departure.
• Exit – Please LOCK all doors. Do make sure the door with the Wi-Fi lock is completely shut so the mechanism will properly lock before departing.
• Left Items – Please check to make sure you leave no personal items behind. Any items left behind and requested to be returned will require the shipping fee + $23 handling charge to have staff pack, ship and drop off.
• Early Departure – We understand that travel plans can change. However, we are unable to offer a credit or refund for any unused days resulting in early departure from the property. This is in accordance with all hotel policies.
• Altering your Stay – Shortening a reservation during a stay is not permitted. It creates calendar gaps that are usually impossible to rebook, reducing property performance, disrupting our housekeeping schedule, and limiting occupancy.
• Extending your Stay – Extensions are permitted and subject to availability. If you wish to extend your stay, please contact us as soon as possible and we shall do our best to accommodate you. 

LATE CHECK OUT

  • Check out is 10 AM. If you have already requested and paid for an 11:30 AM late check-out, please depart at this time. If you have not requested a late checkout and require one, there is a fee. Please contact us to request an upgrade.
  • We are unable to accommodate late check-out requests made after 6:00 PM on the day prior to departure, as our housekeeping schedule will have already been finalized for the next day..
  • If your travel itinerary changes and you require an extended check out time, we shall do our utmost best to accommodate you. This request is based on availability and our cleaning schedule and cannot always be guaranteed.
  • Please request your preferred late departure time as soon as possible so we may consider your request. • Please note that you may be required to book an additional night depending on your time of departure.
  • Charging a late check out fee does NOT award you the possession of the property for an additional day. This is a penalty fee for impacting a future reservation and requiring our housekeeping staff to wait on standby outside until you vacate the property.

MISSING OR DAMAGED PROPERTY ITEMS
You accept responsibility for returning the property and its contents in the same condition you found it. We understand accidents happen and ask that you please inform us immediately if anything breaks or is damaged during your stay. We inventory our property before and after each stay, and if property is damaged or any items go missing during your stay, you will be charged the maximum value of the missing or damaged property item. If there are areas of concern, please reach out to us privately so we can improve our property and performance for future guests.  Five-star positive reviews are greatly appreciated.

PET POLICY
PLEASE REVIEW THE PROPERTY LISTING DETAILS FOR THE PET POLICY.

  • If the listing is pet friendly, there is a pet fee required for your stay with us as outlined in the property listing.
  • Undeclared pets whether they are your own or another occupant are a violation of our house rules. 
  • If the pet fee is NOT YET included in your reservation, please contact us today so we can update your reservation. If already included, no further action is required.
  • If you violate the policy of bringing a pet without including it in your booking reservation, you will be subject to a $250 penalty per pet, in addition to the applicable pet fees. This includes visits from other family members, friends or colleagues bringing a pet to the property for a day.
  • Although we love all pets, we know some guests are particularly sensitive to some pet dander, so to limit allergens, we only allow dogs.
  • We ask all guests traveling with dogs to be respectful of other guests — to keep their dogs on leash when outside or in public areas, to pick up after them on walks, and not to leave them unattended inside the house for extended periods of time.
  • Guests agree to not leave dogs unattended anywhere outside of the house.
  • Guests agree to pick up after their dogs and dispose of waste in a sealed baggie in the trash container curbside.
  • Guests agree to assume full responsibility for any dogs they bring or allow on the property. If your dog causes any injury or harm to other guests or to the property, you will be 100% liable for any necessary treatment, care, or repair.
  • No aggressive or loud dogs are permitted. If your pup struggles with these issues, please keep him at home.
  • Disruptive, barking, and/or aggressive dogs will be asked to leave, and their owners will forfeit any remaining nights on their reservation without a refund.
  • We appreciate your cooperation with this policy, as it benefits us in advance if you are staying with dogs so that we can plan for additional cleaning.

EXTERIOR CAMERAS
This property has exterior cameras facing the entrance and another camera facing the back of the house, if applicable. Cameras record only exterior activity when motion is detected. Cameras are for the protection of both guests and the hosts and to ensure compliance with our house rules. Please do NOT touch or alter positions of these exterior cameras.

THERMOSTAT
The WIFI thermostat has been remotely for your comfort. You may adjust as needed from 68° to 76°.

DIGITAL DOOR LOCK
To open the door from the outside, enter the 4-digit code provided to you via text prior to check-in. After entering the code, please wait for the sound of the lock to stop rotating before opening. From inside, turn deadbolt manually to lock. When leaving, close the door and press the “LOCK” icon above the number keypad. You will hear the lock rotate into the lock position. Please check to make sure the door is locked before departing. These procedures will avoid the lock from jamming. 

DIGITAL LOCK NOT OPENING
If the keypad door lock is flashing red and not opening it, you have attempted multiple keypad entries causing an invalid access code. Wait 30 seconds for the lock to reset, then touch the keypad until it illuminates and slowly enter the four-digit access code.

WIFI NETWORK
The username and password are provided upon arrival in the house manual. Bring your ethernet cable if you require a hardwire connection to the Internet. If Wi-Fi stops working for any reason, please disconnect router and modem and wait 30 seconds before plugging back in. It should take about 1 minute to re-establish a connection.

TRASH PICK-UP
Please refer to schedule posted on the refrigerator. All trash must be bagged and placed inside the trash bin located at the curb in front of the house. Do not leave unbagged trash, garbage, or boxes beside the bin, as the city will not collect them. Otherwise, city will not pick up. PLEASE LEAVE TRASH BIN CURBSIDE & POSITION BIN WITH METAL BAR FACING FORWARD. Trash pickup occurs only once per week. If the bin is moved back to the house or positioned incorrectly and the trash service is missed or not collected, a $35 fee will be charged for a rescheduled pickup.

LAUNDRY
Please feel free to use the Washer & Dryer located on the property. Detergent is provided for your convenience and is complimentary. Please do not overload the washer or dryer. Overloading can cause the machines to malfunction or break, resulting in costly repairs and delays in preparing for future guests. For best results, wash smaller loads to ensure your clothes clean and dry properly. Guests are responsible for any damages caused by improper use or overloading of the machines. 

ADDITIONAL ITEMS
PLEASE DO NOT flush ANYTHING other than toilet paper! No feminine products, baby wipes or flushable wipes, which will clog the plumbing lines.

  • Extra towels are in the bathroom cabinets or closets.
  • Soap dispensers with complimentary shampoo, conditioner and body wash are available in the showers. ·      • Garbage bags are located under the kitchen sink.
  • To prevent accidents or damage to the property, please do not move or relocate the furniture.

LOST & FOUND
If you find you’ve left an item behind, please contact us right away.  We make no guarantees, but we will do our best to locate the item.  Guests will be responsible for shipping plus $23 handling fees. A staff member to collect, package and drop off to shipping service.

PEST CONTROL
We make every effort to provide a comfortable pest free experience by cleaning, disinfecting, and implementing pest control measures before each guest’s arrival. To eliminate pests entering the home, please do not leave exterior doors open at any time. Also, please do not leave any food out. This will help us maintain as close to a 100% pest-free experience for your stay.
